The diploma thesis solves the value of a cultural immovable monument. The course will deal with the issue of real estate valuation in relation to the life cycle of the building and its historical value. The aim of this work is to introduce the topic "Life cycle costs for residential buildings" and a specific example to compare the real cost with the model, resulting in the operating phase of the life cycle of a building, using indicators BLCC. The paper also solved possible replacements for alternative materials selected functional components that can be positively or negatively affect other life cycle costs. These solutions can be used investor to invest in other phases of the life cycle of the building.

Those methods are applied in a case study, that addresses the cost and management of swimming pool sites which are owned by the city Brno.
